- Project management, scheduling and protection of the work areas for the duration of the job
- Dust seal-off, daily cleanup, and debris staged and hauled off as the work progresses
- Kitchen: remove all base and wall cabinets and the countertops, and open the wall behind the cabinetry (12 linear ft, one end of the wall to mid-wall)
- Bathroom: remove the vanity, the wall surfaces and the failed subfloor
- Water-damaged closet, the 3 × 5 ft section and the laundry (5 × 5.5 ft): remove the damaged ceiling and wall surfaces
- Remove the damaged interior doors, haul off all debris, and leave the areas clean
- New board behind the kitchen cabinets — the wall section from one end to mid-wall (12 linear ft)
- New ceiling and wall board in the water-damaged closet, the 3 × 5 ft section and the laundry (5 × 5.5 ft)
- New wall board in the bathroom where the drywall comes out
- Tape, mud, sand and texture the new board to match the existing finish
- Supply and install the two 36 in. interior doors that are damaged, plus the 36 in. closet door
- Doors hung, fitted and adjusted to swing and latch correctly
- Replace baseboard to match the existing profile in the areas that are opened — closet, 3 × 5 ft section and laundry (linear ft to be measured)
- Replace the two damaged stair pickets
- New base cabinetry supplied and installed to the measured layout: B18 · BCB33 · B18 · BCB33 · B33 with the dishwasher panel
- New wall cabinetry: W24 · W233 · BCW33 · W24 · W3015 · BCW33 · W27 with two fillers
- New countertop supplied and set over the base run — material confirmed before fabrication
- Cut out the failed subfloor and install new decking in the bathroom, 5 × 5 ft (25 sq ft), refastened to the joists
- Framing inside the opened floor area is repaired as found
- Set the new bathroom vanity and reconnect the plumbing
- Reconnect the kitchen sink base and dishwasher once the new cabinetry is set
- Supply and install one new ceiling light fixture in the 3 × 5 ft area

Scope: full kitchen remodel — removal of all base and wall cabinets and the countertops, new cabinetry supplied and installed to the measured layout (base B18 · BCB33 · B18 · BCB33 · B33 with the dishwasher panel; wall W24 · W233 · BCW33 · W24 · W3015 · BCW33 · W27 with two fillers) and a new countertop, with the wall behind the cabinetry opened, reboarded and finished (12 linear ft, one end of the wall to mid-wall); bathroom — removal of the vanity, the wall surfaces and the failed subfloor, new subfloor decking in the 5 × 5 ft area (25 sq ft), new wall board, a new vanity set and reconnected; water-damaged closet, 3 × 5 ft section and laundry (5 × 5.5 ft) — damaged ceiling and wall surfaces removed, reboarded and finished, with baseboard to match replaced in the areas opened; three 36 in. interior doors supplied and installed; the two damaged stair pickets replaced; and one new ceiling light fixture in the 3 × 5 ft area.
Notes: the kitchen and the areas being repaired are out of service while the work is underway; work is performed during normal business hours. Cabinets and countertop material are confirmed with the customer before ordering. Framing inside the opened floor area is repaired as found. Jobsite is left clean and debris is hauled off.
Warranty: 12 months workmanship on the work performed.
Not included: painting (the paint throughout was reviewed and does not need repainting); finish flooring over the new bathroom subfloor; hidden framing or plumbing damage found beyond the areas opened (quoted before the work continues); anything not listed in the scope above.
Payment: Total Project Cost pending — Draw 1 deposit to schedule and Draw 2 final on completion, to be confirmed with the pricing.
